At some point in your sale, a stranger your buyer hired is going to crawl through your home looking for everything wrong with it, and then hand your buyer a list to negotiate against. That is the buyer's inspection, and it kills or discounts more deals than almost anything else. A pre-listing inspection is simply getting there first, and it changes the balance of the entire sale.
You control the timeline instead of the clock controlling you
When a problem surfaces during the buyer's inspection, you are fixing it under a deadline, with a nervous buyer, at whatever a contractor charges for a rush job. When you find the same problem before listing, you fix it on your schedule, get competitive bids, and do it calmly. Same repair, completely different leverage.

Buyers do not just deduct the cost of a repair. They deduct for the uncertainty and the hassle, and they wonder what else you did not tell them.
