Florence sits at the mouth of the Siuslaw, with Old Town on the river, the Oregon Dunes to the south, and the beach towns to the north. It is not a Eugene neighborhood. Selling here is a different job than selling in the valley an hour east: different buyers, different condition issues, different economics.

You are not selling proximity to work. You are selling proximity to the river, the dunes, Old Town, and the ocean. The pool of buyers is seasonal and lifestyle-driven rather than steady and local.

What you are buying

Old Town cottages and older in-town houses. Mid-century and later homes in the residential neighborhoods. Beach-side properties toward Heceta. Manufactured homes. Some lake and dune-adjacent houses in the Florence orbit, including Dunes City.

The spread is wide, and so is the condition, because salt air and a wet, windblown climate write their own depreciation schedule. A share of the stock is used as a getaway or a vacation rental. That changes who the buyer is and what they will pay for.

What we look at here that we would not in the valley

Salt air corrodes metal, weathers siding, and shortens the life of roofs. Moisture and drainage matter more here than inland. Before we list, we look hard at the building envelope, because a coastal buyer, and their inspector, will.

If the property is being sold as, or marketed to, short-term rental investors, the local rules are the whole ballgame. As of this writing, Florence requires a city business license to operate a short-term rental and does not allow an accessory dwelling unit to be used as one. The city has been drafting a fuller ordinance. We confirm what is actually allowed on this parcel, in this jurisdiction, right now. Vague answers cost you serious buyers.

How this market actually moves

Florence buyers are usually retirees relocating, valley residents wanting a getaway, or investors looking at vacation rentals. They price condition sharply, partly because they know what salt air does and partly because many will visit rarely before closing.A well-prepared, honestly presented home stands out. A tired one gets discounted for every repair the buyer imagines.
