Cottage Grove is its own city, about twenty minutes south of Eugene on I-5. Main Street still does the work a downtown is supposed to do. The housing around it is a mix of older in-town houses, later subdivisions, and properties that start to feel rural without being a farm listing. Treating it as "south Eugene, cheaper" is how the remarks get written by someone who does not sell here.
Two buyer pools show up, and they do not want the same house. People who already live in Cottage Grove, or whose family does. And people who work in Eugene-Springfield and will trade the drive for a yard and a number they can actually write. Mixing those comps is how a listing gets mispriced.
What you are selling here
In-town: older houses near Main Street, walkable, sometimes tighter lots, sometimes deferred maintenance that a Eugene buyer will call a project and a local buyer will call normal. Out a few streets: later subdivisions and the kind of ranch stock that looks familiar if you have sold west Eugene, except the jurisdiction, the schools, and the buyer are not Eugene.
Acreage at the edge is a different product again. We do not use a Cottage Grove subdivision sale to price a few acres off Mosby Creek, or the other way around.
