Core: older houses, smaller lots, the original grid. Condition ranges. A cleaned-up in-town Creswell house and a tired one a block over are not the same listing just because the city is small.

Edges: later infill and newer construction, more garage, more subdivision logic. Those buyers compare to south-county new builds, not to a 1940s cottage near downtown. We pick the comparable set out loud so we do not blend them.
