The buyer is here for a lifestyle, not a commute

Florence buyers are usually retirees relocating, valley residents wanting a getaway, or investors looking at vacation rentals. That changes everything about how a home is marketed. You are not selling proximity to work. You are selling proximity to the river, the dunes, Old Town, and the ocean, and the pool of buyers is seasonal and lifestyle-driven rather than steady and local.

Salt air writes its own inspection list

The coastal environment is hard on buildings in ways valley homes never face. Salt air corrodes metal, weathers siding, and shortens the life of roofs. Coastal buyers price condition sharply, partly because they know what salt air does and partly because many are buying a home they will visit rarely before closing. A well-prepared, honestly presented home stands out in that market. A tired one gets discounted for every repair the buyer imagines.
