That is how a listing conversation starts with us. Not a portal estimate, and not a promise about what the neighbor got. You rate the house. We walk it. We tell you the range it is in and what it would take to move it up.
A 9 in Cal Young and a 9 in Fairmount are not the same work. One is usually mechanical: panel, drains, roof, a family-ready kitchen and yard. The other is a pre-war checklist: wiring, plumbing, foundation. A South Hills 9 has to manage water on a slope. A Florence 9 has to survive salt air. Springfield is its own city, with its own stock, and we price it that way.
If you do not know the number, that is fine. The walk is how we get there.
What we do before it hits the market
The method does not change. The house does.
We walk the property against what this neighborhood’s buyers and inspectors actually argue about. We decide with you what is worth fixing, what is worth disclosing, and what is noise. We stage to the buyer you will get, not to a catalog. We photograph it the same way we photograph the rest of our inventory, so the listing is doing one job: showing a finished house.
On a Cal Young family home, that means starting prep in winter if you want the spring buyer pool. On a hillside home, it means drainage and access before cosmetics. On a pre-war house in Fairmount or College Hill, it means the systems of a century ago are not a surprise in week two of escrow.
How we take it to market
What you see on this site is our boutique inventory. The same listing also goes where buyers already search. We do not treat “more websites” as the strategy. A prepared house, priced to the house and to the neighborhood, is the strategy.
