Homes for sale in Eugene, Springfield & Lane County

Eugene is not one market. A ranch in Cal Young, a pre-war house on College Hill, a hillside in the South Hills, and a Springfield bungalow do not compete with each other, and they do not inspect the same way. If you are buying here, the useful work is matching the house to the neighborhood, not chasing a citywide average.

We are a boutique brokerage. We list fewer homes and we walk them harder before they hit the market. That is the seller side of the business, and it is also why buyers hire us: we already know what is wrong with the housing stock on a given street, because that is what we look at when we list it.On the buyer side that means a short list, not a dump of every MLS hit. It means we will tell you when a house is a project dressed up as move-in ready. It means we will tell you when the neighborhood you think you want is the wrong one for how you actually live.

We have been doing this in Lane County since 2012. The number of transactions is not the point. The point is we still do the walkthrough ourselves.

How listings work here

What you see on this site is our own inventory: homes we have prepared, staged, and photographed the same way. If one of those is the house, we will say so, and we will also say when you need a buyer’s agent who is not also the listing agent.Most of what you will buy in Eugene and Springfield is on the regional MLS. We search that like everyone else. The difference is the filter. We know which Cal Young ranches have the original panel, which Fairmount houses still have knob-and-tube, which South Hills driveways are a winter problem, and which Florence listings are being sold as vacation rentals under rules that may not match the story in the remarks.

  • Cal Young — northeast ranches, school-calendar market

  • River Road — closer-in corridor, city/county islands
  • South Hills — hillside, view, drainage
  • Florence — coast, salt air, seasonal buyers

    Where you need to be on a weekday. Whether a project is acceptable. Whether stairs, a slope, a well, or a flood map are deal-breakers. Whether you are buying a house to live in, a house to hold, or a coastal getaway.

    We do not send a 40-house tour. We send the few that survive that conversation.
