Eugene housing market

Eugene is not one number. Cal Young sells to families on the school calendar. Fairmount and College Hill trade on scarce pre-war stock. The South Hills wait on a smaller view-buyer pool. Springfield is a different city. Florence is a different climate and a different buyer. A metro median flattens all of that into something that is not useful on a given street.
